Approval of Home & LCE Changes

Executive Board Approval for Exterior Appearance Changes or Improvements

In general, any change to the exterior of a home or LCE within Linden Heights requires prior Executive Board approval.  To obtain approval, submit your proposed change or improvement to the Executive Board for review and approval well before the start of the related work.

In-kind replacements, in general, do not require Executive Board approval.  Examples of an in-kind replacement include repainting your home the same color, replacing a garage door with the same door, or replacing your deck to the same dimensions and appearance.

Approval is needed if the repainting is to a different color, or the garage door replacement is a different style, or the deck replacement includes a gazebo / pergola or to add stairs to the back yard.

Please note that the Declaration allows the Executive Board 90 days to either approve or disapprove a request; the Executive Board targets 14 calendar days for a decision from receipt of a complete request package.  Requests by the Executive Board for additional information and / or documentation will delay the review duration.  Please plan your schedule and request for approval accordingly.

Include with your request for approval as much of the following as is applicable.  Providing complete information up front will help the Executive Board review your request more efficiently and avoid delays:

1. A description of the proposed work and the proposed changes or improvements

2. Pictures of existing conditions of the work area

3. For Exterior Paint Color and Roofing Changes: mock-up images of the proposed changes (such as by utilizing web-based resources such as from Benjamin Moore for painting or GAF for roofing; see links below.  In providing these links, please note that this is neither an endorsement for, nor a requirement that, their products be used in your work.)

4. For Window and Door Changes: pictures of your existing home and catalog pictures of the proposed new windows and doors

5. For Landscaping Changes: plans depicting the full extent of the proposed work and complete planting list.  Grading changes, if included as part of the work, shall be clearly noted and all drainage impacts fully addressed.  Include LCE boundary lines on the plans

6. For Additions and Alterations to Your Home: site and architectural plans and elevations with building dimensions, building dimensions to LCE boundaries, and details of trim, materials and finishes

7. Anticipated start date for the proposed work and the expected work duration

8. Please include in your request your name, address, phone number, and the date.

Important Notes:

A. Exterior paint color selections shall be from the Benjamin Moore Historical Colors Palette.

B. Submit your request far enough in advance of your anticipated start date to assure your project is not delayed!

C. The owner must apply for and obtain all building permits required by the City and conform to all applicable codes in addition to obtaining Executive Board approval for the proposed work.
